Who can appoint a manager for undivided Saudi property?

Calculate the share vote, distinguish redevelopment from ordinary management and prepare a deadlock application.

Count shares and classify the decision

For an ordinary management disagreement, the majority is measured by share value and may select an owner or outsider as manager. Without a majority any co-owner may ask the court to appoint one. Fundamental alterations to improve use follow different conditions under article 623. Check management agreements and any special unit-ownership regime first. [1]

Test the actual resolution

Record the shares supporting appointment of a rent collector, the proposed powers and fee. Three of five signatures representing only 40% do not establish the share majority. Check whether the same resolution also purports to authorise a change in the building’s use. [1] Check subdivision documents before counting votes. If the dispute concerns a shared entrance serving subdivided units, the unit owners jointly own the common parts. Check the association’s rules and authority before appointing a manager. [3]

Prepare an operational mandate

Attach the ownership schedule, disagreement record and proposed authority for collections, repairs and reporting. Separate urgent management tasks from redevelopment. In a deadlock application identify the tasks actually blocked and how expenses will be accounted for.

Temporal scope · 2026-10-30

The Law took effect 180 days after official publication. It generally reaches earlier events, except where a party invokes a conflicting pre-existing statutory rule or judicial principle applicable to the event, or a claim-barring period had already started. Separate registration and jurisdiction requirements still apply. [2]
